BOARD OF ZONING APPEALS

#1978. SALON PLACE – 3592 LEE ROAD:

Public Hearing on the request of Dmitry Belkin, owner, Salon Place, 3592 Lee Road, to the Board of Zoning Appeals for a variance to the number and size of signs in order to have two primary signs. The applicant proposes to install a primary wall sign on the front façade of this commercial building and re-face the existing two-sided monument sign in the front yard. Code allows one primary sign per building. The wall sign is proposed to be 65.9 square feet in size and the monument sign is 24 square feet. The wall sign does not meet code for size requirements. Code allows a maximum wall sign size of 50 square feet. The existing monument sign requires a variance to the location, as it is located only 4.5 feet from the building. Code requires a setback of 10 feet from the building.

#1981. GALLENZ RESIDENCE – 2848 EATON ROAD:

Public Hearing on the request of William and Marlene Gallenz, 2848 Eaton Road, to the Board of Zoning Appeals for side and rear yard setback variances. The applicant proposes to replace the existing 2 car attached garage with a new 3 car attached garage. The new garage is located 8 feet from the side property line and 12.5 feet from the angled rear property line. Code requires a 10 foot side yard setback and a 25 foot rear yard setback in the SF 2 Single Family Residential zoning district. The new side facing attached garage is proposed for the same location as the existing garage but extends farther into the rear yard.

#1982. CARTECOR MANAGEMENT LLC – 3639 LEE ROAD:

Public Hearing on the request of CarTeCor Management LLC, 3639 Lee Road, to the Board of Zoning Appeals for a variance to the size of a sign in order to install an awning with a sign over the front door. The applicant proposes a primary sign located on a new awning on the front façade of this commercial building. The sign will have white lettering on the black awning. The sign identifies the new design center for this business. The sign is 12.5 square feet while code limits a primary sign on an awning to 6 square feet in size. This sign project is part of a renovation of the building into the kitchen and bath design center for the company, which has their offices next door.

#1983 – C-1 BUILDING - VAN AKEN DISTRICT:

Public Hearing on the request of Jason Russell, RMS Development Corporation, Van Aken District, to the Board of Zoning Appeals, for a variance to the temporary signage regulations. The applicant proposes to install temporary signage on the unfinished storefronts on the C-1 Commercial Building in the Van Aken District. The purpose of the signs is to provide both leasing information and an attractive face to this first floor commercial space. The signage is located on the storefronts facing the corner of Warrensville Center and Farnsleigh Roads. Code allows temporary availability signs of only 12 square feet in size. The proposed signs are roughly 12.5 feet tall by the width of the storefronts on the first floor of the C-1 Building, which equals approximately 3,363 square feet.

CITY PLANNING COMMISSION

#1980. LESKOSKY RESIDENCE – 18523 VAN AKEN BOULEVARD:

Public Hearing on the request of Vince Leskosky, property owner, 18523 Van Aken Boulevard, to the Board of Zoning Appeals and City Planning Commission for site plan review, and variances to the garage location, ornamental structure and landscaping requirements for a new single-family house. The applicant proposes to construct a 3 bedroom house on this vacant lot, with a 3 car attached garage located at the front of the house with a side facing entrance. Code allows a garage in the rear yard only. A pool is located in the rear yard and the deck is located 5 feet 10 inches from the angled rear property line. Code requires 10 feet of landscaping around a pool. Landscaping and a privacy fence is proposed around the rear yard. A pergola is also proposed in the corner of the rear yard, which is 6 feet 6 inches from the rear property line. Code requires a 10 foot setback for an ornamental structure. The applicant is removing 10 trees and only planting 7 new trees on this lot. Code requires all 10 trees be replaced. A large maple tree is being retained in the front yard. Site plan review is required for all new houses.
